Working closely with a number of letting agents for over 10 Years, we understand what level of service is required to offer agents, landlords and tenants piece of mind that their property is being looked after in the correct way. 

 

Although it's not a legal requirement to have your property electrical tested there is a legal obligation to make sure your property is fit for purpose. Manylandlords are exposing themselves to significant financial risks, from fines and invalidated insurance, through not acting on their electrical safety obligations. Here are a list of questions to ask yourself:

 

  • Is there always a visual inspection of the property is conducted between tenancies?

  • Does your property have adequate RCD protection?

  • Are you carrying out regular safety checks on the electrical appliances provided as part of the rental agreement?

  • Do you check all sockets, switches and light fittings for damage on a regular basis?

  • Do you have us carry out an Electrical Inspection (EICR) on your property every 5 years?

 

At Bespoke Lighting and Electrical we will put forward a set schedule of rates for the most common works within a property and carry out all works in a cost effective manner. All our vans are stocked with a supply of the most used items to prevent down time due to trips to wholesalers. Our engineers take photos before and after work to show what was carried out and all our work is fully insured and backed by an insurance warranty.
